Job Title: Part-Time Maintenance Laborer

Pay Rate: $20 per hour

Reports To:

Maintenance Supervisor

Job Summary:

Responsible for performing skilled and unskilled maintenance tasks for buildings, grounds, and equipment across three properties. Works up to 30 hours per week, with possible approved overtime.

Key Responsibilities:

• Ensure safety compliance at all times.
• Perform planned and corrective maintenance on building surfaces, fixtures, systems, and equipment.
• Handle tasks in multiple trades:
• HVAC: Operate, inspect, and maintain systems.
• Electrical & Plumbing: Inspect, repair, and troubleshoot systems.
• Carpentry & Masonry: Repair doors, windows, roofs, floors, and concrete surfaces.
• Painting: Prepare and paint surfaces.
• Inspect and prepare apartments for occupancy.
• Operate and maintain tools, vehicles, and grounds equipment.
• Respond to emergency maintenance calls as scheduled.
• Follow local, state, and national codes for installations and repairs.

Required Skills & Abilities:

• Knowledge of building trades (carpentry, plumbing, electrical, HVAC).
• Ability to use hand tools and read blueprints.
• Strong troubleshooting and customer service skills.
• Physical ability for lifting, climbing, and prolonged standing.

Education & Experience:

• High School Diploma or GED.
• 2 years of maintenance experience or equivalent technical training.

Special Requirements:

• Valid Georgia driver’s license and bondable.
• HVAC/EPA certification within 12 months.
