Supervises, assigns, reviews and participates in the work of staff responsible for providing maintenance, grounds and housekeeping services; and performs a variety of technical tasks relative to assigned areas of responsibility.

Essential and other responsibilities and duties may include, but are not limited to, the following:
Essential Functions:
- Plans, prioritizes, assigns, supervises, reviews and participates in the work of staff responsible for the maintenance, grounds and housekeeping of the Watauga campus.
- Participates in the selection of maintenance and housekeeping staff; provides and coordinates staff training; works with employees to correct deficiencies; implements discipline procedures.
- Performs maintenance to include, minor plumbing and carpentry repairs; paints as required; repairs and maintains electrical equipment.
- Answers questions and provides information to the general public, vendors and contractors; responds to and resolves inquires and complaints.
- Operates a variety of equipment including hand and mechanical tools, various trucks, lawn equipment, electrical testing meters and other related tools; performs preventative maintenance activities on tools and equipment.
- Performs monthly inspections of equipment and systems; changes air filters, sets time clocks used in control and lighting equipment, clean boiler and condenser tubes and adjust pneumatic controls.
- Secures and maintains labeled storage of needed parts for repairs and supplies; arranges furniture and equipment as required; performs housekeeping duties as needed.
- Provides access to and secures the requested facilities for events scheduled outside of the normal operations hours of the college.
- Participates in the performance of grounds keeping tasks including snow and ice removal, mowing, picking up trash, pulling weeds from flower beds and planting.
- In the absence of the Executive Director, suspend the normal operations of the Watauga campus due to inclement weather or other extenuating circumstances, adhering to published college policies.
- Ensures the adherence to safe work practices and procedures.
Marginal Functions:
- Conducts periodic inventory of instructional equipment; perform courier duties as needed; assist with college registration.
- Participates in professional development activities and required employee training.
- Performs other duties as assigned.

Qualifications and Working Conditions

Knowledge of: Operations, services and activities of a maintenance program. Principles of supervision and training. Methods and techniques of plumbing, water flow, fire alarm and emergency lighting repair. Maintenance of small equipment. Pneumatic controls and procedures. Practices and procedures of vehicle maintenance. Electrical systems, plumbing systems and HVAC systems theories and practices. Operational characteristics of mechanical maintenance equipment and tools. Occupational hazards and standard safety practices. Ability to: Lead, organize and review the work of staff in the area of work assigned. Interpret, explain and enforce college policies and procedures. Operate a variety of mechanical maintenance equipment in a safe and effective manner. Read and interpret blueprints, schematics and diagrams. Perform routine inspections and repairs. Work independently in the absence of supervision. Understand and follow oral and written instructions. Communicate clearly and concisely, both orally and in writing. Establish and maintain effective working relationships with those contacted in the course of work.
Environmental Conditions: Indoor/outdoor environment; working with machinery; exposure to dust, dirt, electrical hazards, chemicals, fumes and noise; various weather conditions including inclement weather conditions.
Physical Conditions: Essential and marginal functions may require maintaining physical condition necessary for walking, standing or sitting for prolonged periods of time; lifting, carrying and pushing heavy materials; repeated bending; reaching above shoulder.

Experience and Training

Experience: Five years of full-time experience in related area or field is required.
Training: High school diploma or GED required.
