This position is designated as 'mandatory' and, when contacted to report to work, its incumbent is expected to reach the campus as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.
Primary Purpose of Position
This is a Facility Maintenance Technician (Mechanical Trades) at the Contributing level. The position is considered to be fully functioning in a particular trade area. Additionally, this position is expected to be able to perform all general maintenance work at the contributing level. This position may also be given the opportunity to perform/learn another trade discipline either at the contributing or journey level. Tasks may include maintenance, repair, placement, fabrication, installation, alteration, and construction of facility components in the Housing Shop.
Minimum Education/Experience
Required Minimum Qualifications:
Graduation from high school or equivalent. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.

Essential Job Duties
The FM Tech Mechanical Trades performs under the direction of the Maintenance Operations Housing Shop Supervisor.

Duties include but are not limited to:

  • Responsible for performing routine maintenance of HVAC and refrigeration equipment to ensure that machines continue to run smoothly, building systems operate efficiently, and/or the physical condition of buildings does not deteriorate.
  • You are equipped with the necessary skills and knowledge to use electrical test devices to troubleshoot and repair HVAC equipment.
  • Assist in diagnosing mechanical problems and determine how to correct them by checking blueprints, repair manuals, or parts catalogs as necessary.
  • Use standard hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.

Other Work Responsibilities

  • Act as a contributing worker and provide assistance to other facility maintenance technicians.
  • Work with supervision or instruction, and complete work with competence and professionalism in compliance with generally accepted trade practices.
  • Communicate effectively with customers, and managers, and provide high-quality customer service based on University policy and procedures.
  • Record daily activities in an order tracking system (CMMS).
  • Perform other duties as assigned and/or delegated to support all operations.

Departmental Preferred Experience, Skills, Training/Education

  • High school diploma or GED equivalency.
  • Associate's degree from an accredited institution preferred in HVAC or Engineering Technology.
  • Experience in the installation, maintenance, and repair of HVAC and refrigeration equipment.
  • Ability to effectively communicate the English language (reading, writing, interpretation, and comprehension) required.
  • Effective skills in verbal, written, and interpersonal communication.
  • Computer literate.
  • Knowledge and skill with Google Chrome, Microsoft Word, and Excel, and willingness to learn new programs.
  • Ability to effectively work/interact with persons from different backgrounds and cultures.
  • Ability to foster and create an atmosphere of teamwork.
  • Selected candidate must have the physical capabilities to perform the essential functions of the position with or without reasonable accommodations.

Necessary Licenses or Certifications
Positions may be required to possess and maintain required certification, licensure, educational level, and/or experience criteria as applicable to the tasks being performed and follow applicable building codes.

  • Valid driver's license required. The HVAC Shop position requires the operation of assigned vehicles on and/or off campus and is required to possess, maintain, or obtain a valid driver's license upon appointment to the position.
  • E.P.A. 608 Refrigerant certification
