Summary:

Goldbelt Integrated Logistics Services is currently seeking a Building Manager.

The Building Manager is responsible for overseeing the daily operations, maintenance, and security of assigned facilities. This role ensures compliance with safety regulations, energy management policies, and facility management guidelines while coordinating with personnel and contractors to maintain efficient and secure building operations. The Building Manager plays a critical role in emergency preparedness, custodial oversight, and fire and safety compliance.


Responsibilities

Essential Job Functions:

  • Facility Management:
    • Serve as the primary facility management representative, ensuring efficient operations and timely resolution of building-related issues.
    • Assist in implementing the Emergency Action Plan (EAP) per AFM 91-203, CFR 29 1910.38, and DoDI 6055.17.
    • Ensure proper disposal of furniture and non-accountable equipment.
    • Report and track custodial complaints or issues to the CE Point of Contact (POC).
  • Personnel & Training:
    • Ensure an on-site presence in each building during work hours.
    • Provide a substitute when the primary Facility Manager is unavailable.
    • Become familiar with and apply procedures outlined in the Facility Management Handbook (IAW AFI 32-1001).
  • Service Call Coordination:
    • Assist building occupants in completing and tracking AF Form 332, AFRL/RI Civil Engineering (CE)
    • Coordinate access for CE personnel and contractors performing facility work.
    • Initiate emergency and urgent service calls as required.
  • Custodial Services Oversight:
    • Monitor and report custodial issues to the CE POC.
  • Energy Management:
    • Implement and support AFRL/RI Energy Management policies.
    • Identify and report energy wasteful conditions (e.g., leaking plumbing, inefficient lighting, improper HVAC usage).
    • Ensure proper operation of lighting, heating, cooling, and energy-related systems.
  • Fire & Safety Compliance:
    • Act as the focal point for fire and safety concerns, reporting hazards to AFRL/RI Environmental Safety and Operational Health (ESOH) and Det 4 (Safety) Office.
    • Accompany inspectors during fire and safety inspections and ensure prompt correction of deficiencies.
    • Conduct and document fire extinguisher inspections (IAW AFM 91-203) and coordinate replacements.
    • Assist in developing and displaying emergency evacuation routes.
    • Perform monthly emergency light checks and report malfunctions.
  • Building Security:
    • Promote security awareness through quarterly notifications (email or bulletin).
    • Monitor facility security systems and locks, reporting any issues for repair.
    • Ensure doors and windows are properly secured.
    • Notify Security Police and respond promptly if a building is found unsecured.
    • Conduct Random Antiterrorist Measures (RAM) as directed by the Antiterrorist Officer.

Qualifications

Necessary Skills and Knowledge:

  • Familiarity with AF regulations, emergency action planning, and safety protocols.
  • Strong organizational, problem-solving, and communication skills.
  • Ability to track and coordinate maintenance requests and service calls.
  • Basic knowledge of energy management, fire safety, and building security protocols.
  • Proficiency in Microsoft Office Suite for documentation and reporting.
  • Ability to respond to emergencies and coordinate with relevant departments.
  • Work Environment & Physical Requirements:
    • Work is primarily conducted on-site in Buildings 3 and 106.
    • Requires frequent movement throughout the facility to inspect, report, and resolve issues.
    • May involve lifting, carrying, or moving objects related to facility operations.
    • Ability to carry 50 lbs.

Minimum Qualifications:

  • High School Diploma/GED required.
  • Minimum 1 or more years of experience as a Building Manager, Facility Manager or related field.
  • Experience in facility management, building maintenance, or a related field.
  • Must currently have or be able to obtain a Secret Security Clearance.
  • Must be able to maintain valid driver's license.

Preferred Qualifications:

  • Associate's degree in related field.
  • Experience working on AFRL contract as a building manager.

Pay and Benefits

The salary range for this position is $19.31 to $21.10 hourly.
