Essential Job Duties
We are seeking an advanced-level Facilities Maintenance Technician to assist in the maintenance, repair, and operation of heating, cooling, steam/hot water boilers, and auxiliary boiler equipment. This role encompasses HVAC, electrical, plumbing, and general building maintenance within a designated service zone. The ideal candidate will have the experience and technical skills to implement and lead the team in the use of new technology. Additionally, they should demonstrate a working knowledge of advanced repairs across multiple trades, including HVAC, electrical, plumbing, and specialized control systems, and be capable of instructing others in these areas.
Key responsibilities and duties include, but are not limited to:


  • Maintain, repair, and install plumbing systems and associated equipment/fixtures, including cutting, threading, assembling, and installing pipes; connecting valves, caulking joints, and testing installations.

  • Analyze defects and malfunctions within plumbing systems and implement appropriate repairs or modifications, such as eliminating leaks, replacing faulty fittings, and repairing associated plumbing equipment.
  • Repair, adjust, and replace temperature controls, regulators, humidity controllers, and sensors, pneumatic control valves and regulators.
  • Perform preventive maintenance on refrigeration and air conditioning equipment per manufacturer's instructions.
  • Fix and alter pressure-reducing valves, motorized steam valves, and chilled water valves.
  • Demonstrate proper procedures to isolate and lock out systems for which they are responsible, and identify any deficiencies.
  • Address sprinklers and safety systems.

Other Responsibilities

  • This position has been designated as essential personnel for the University and may be required to report to work during adverse weather conditions even though the University may be operating on an alternate schedule. This position may assist with snow and ice removal under the direction of a supervisor.
  • Participate in the quarterly on-call program, carrying a pager for one week at a time. This duty rotates every ten to fourteen weeks.
  • Other duties as assigned.

Qualifications


Minimum Experience/Education
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification(s).

Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.
Other Required Qualifications

  • Able to communicate effectively with supervisors and the general public, and is able to understand and follow verbal and written instructions and other communications related to work assignments and other matters.
  • Ability to work safely at heights using extension ladders and high lifts, as well as perform tasks in confined spaces.
  • Experience in the skilled trades.

Preferred Qualifications

  • Multi-trade experience with a concentration in HVAC, electrical, steam or plumbing.
  • Experience in the operation, troubleshooting and repair of building automation systems and controls.

Required License or Certification

  • Universal CFC certificate.
  • North Carolina driver's license required within 60 days of hire and must be maintained.
