Job Description

Summary:

Perform financial analysis and transaction support for Investments Group functions. Assist senior staff with market and asset coverage for assigned markets including underwriting, market research and due diligence for new office and multifamily opportunities in addition to budget review, development of asset strategies, production of periodic valuations, and disposition coordination and analysis for existing investments.

At the Senior Analyst or Associate level, the incumbent has demonstrated the ability to successfully perform more complex assignments with less supervision.

Work products should be high-quality with tasks performed in an accurate, complete, and timely manner. Analyses should be thorough, well supported, and demonstrate an understanding of the business.

Acquisitions



  • Create and update Argus and Excel financial models for potential investment opportunities and provide associated analytical work.
  • Review and extract information from broker marketing books and third-party research.
  • Assist in supporting market analysis including reviewing economic and demographic trends, absorption rates, competitive supply, and comparable sale transactions.
  • Perform acquisition due diligence including the review of tenant leases, tenant financial conditions, historical property operating results, financial assumptions and other information provided by the sales broker or current owner.
  • Accurately and thoroughly complete transition-related tasks including developing budgets, reviewing leases, and coordinating lender due diligence.


Existing Investments



  • Maintain Argus models for existing investments, including review of lease data as input by third-party vendor.
  • Perform analysis to support decisions during the asset's holding period, including analyzing lease transactions, refinancing, and capital projects within established timeframes.
  • Accurately and thoroughly review assigned sections of monthly asset reports and annual operating budgets to ensure assumptions and forecast are consistent with the investment strategy within established timeframes, ensuring timely deliverables for property distributions and contributions.
  • Accurately and completely update property valuations and investment strategies as required within established timeframes.
  • Develop and produce accurate and complete required reporting to lenders, partners, and Shorenstein senior management within established timeframes.
  • Working with Property Management and Accounting, coordinate and oversee the preparation of lender draw requests and present to Asset Manager for approval.
  • Assist with the analysis and preparation of investor reporting for quarterly reports and annual meeting materials.
  • Evaluate sustainability risks and opportunities, including building ratings such as ENERGY STAR/LEED, for assets under management. Ensure assets are managed in a manner consistent with market leading sustainability practices when practicable.


Dispositions



  • Assist in disposition tasks including performing analysis related to disposition timing and value, coordinating due diligence materials, answering underwriting questions and creating schedules for legal and financial processes.

Job Requirements

Essential Skills & Qualifications:



  • General knowledge of commercial or multifamily real estate valuation as evidenced by a minimum of 2 years of experiencein a related function (Analyst level). At the Senior Analyst-Associate level, 3-5 years of relevant experience is required.
  • Advanced proficiency in Microsoft Excel and Argus Enterprise financial modeling software program.
  • Experience performing quantitative and qualitative analysis of assets using financial modeling techniques.
  • Demonstrated ability to:

    • Provide detailed and accurate financial analysis in a timely manner.

    • Analyze and interpret complex documents.

Education/Experience:



  • Bachelor's degree (B.A. or B.S.) from a four-year college or university.
  • 2 to 5years of experience in real estate valuation or related field.

Salary Range:



  • Analyst - $95,000 - $120,000
  • Senior Analyst -$120,000- $140,000
  • Associate - $140,000 - $160,000
  • Salary ranges areconsistent with what the business reasonably expects to pay a new hire. Actual pay is subject to a number of factors, including geography, experience, education, etc., and is subject to change.
  • In addition to base compensation, this position is eligible to participate in our discretionary bonus program.
