Director of Maintenance Operations
Preferred Locations: Wisconsin, Illinois, or Arizona
Travel: Approximately once per month (nationwide)
Are you a strategic leader with a deep understanding of maintenance operations and a passion for driving efficiency and innovation? Gorman & Company is looking for a Director of Maintenance Operations to oversee and enhance maintenance strategies across our nationwide portfolio. This high-impact role requires a mix of technical expertise, vendor management, and project leadership to optimize property performance and ensure long-term asset preservation.
What You'll Do:
- Lead Nationwide Maintenance Operations - Develop and implement standardized procedures, preventative maintenance plans, and procurement strategies to drive efficiency and cost-effectiveness.
- Oversee Large-Scale Projects - Manage capital improvement initiatives, contractor relationships, and vendor negotiations to ensure high-quality results within budget.
- Ensure Compliance & Best Practices - Maintain adherence to Gorman & Company standards and all regulatory requirements, including HUD INSPIRE.
- Enhance Team Performance - Establish and lead training programs to develop top-tier maintenance talent and improve operational excellence.
- Collaborate & Innovate - Work cross-functionally with vendors, internal teams, and leadership to drive continuous improvements in maintenance operations.
- Conduct Property Inspections - Identify deficiencies, assess maintenance needs, and provide recommendations for physical repairs, replacements, and improvements.
- Develop and Monitor Budgeting Strategies - Assist in the creation of capital improvement budgets and operational plans to optimize maintenance expenses while maximizing efficiency.
- Manage Insurance Claims - Oversee all aspects of insurance claims related to maintenance and facilities operations, ensuring proper handling and resolution.
- Support New Construction Transitions - Work closely with the construction and pre-development teams to seamlessly transition newly developed properties into Property Management.
- Evaluate Maintenance Operations - Regularly assess maintenance performance to identify cost efficiencies, process improvements, and best practices.
What You Bring to the Table:
- Bachelor's degree in Facilities Management, Construction Management, or Business Administration
- 10+ years of experience in maintenance and/or construction industries with a track record of managing complex projects
- Expertise in contract negotiations, vendor management, and budget oversight
- Strong knowledge of multifamily maintenance operations, including HVAC, plumbing, electrical systems, and capital planning
- Exceptional leadership, problem-solving, and communication skills
