Key Responsibilities
Project Estimation & Planning
- Develop conceptual and final cost estimates.
- Conduct specification and constructability reviews.
- Apply value engineering principles to optimize costs.
- Assist in grant applications and securing financial resources.
- Collaborate with developers to define project scope and timelines.
- Source and negotiate quotes from external subcontractors and suppliers.
Project Execution & Management
- Oversee project commissioning, setup, and scheduling.
- Organize and lead project planning meetings.
- Manage and adjust project budgets, ensuring financial accountability.
- Maintain strong relationships with owners, partners, and government entities.
Field Work & Job Monitoring
- Continuously track fieldwork progress, addressing challenges proactively.
- Take corrective actions and troubleshoot issues as needed.
- Reassess and re-budget project costs when necessary.
- Communicate financial status updates to stakeholders.
Performance & Quality Review
- Analyze and document variances between actual costs and budgets.
- Identify areas for process improvement and efficiency gains.
- Ensure adherence to local quality standards and regulations.
What You Bring
- 7-10 years of construction experience, including multi-family and development projects.
- Strong leadership, communication, and problem-solving skills.
- Proficiency in Microsoft Word, Excel, and Project.
- Experience with Section 3 compliance, WHEDA, or other government funding sources (preferred).
